In 2009, we were commissioned to design a portion of a state-of-the-art and fully self-contained financial district on par with other major global financial centres. Sited next to the Wadi in Riyadh, this project is a 521,511 sf office/residential tower stacked above a retail podium. The facetted tower façade has horizontal sunshade louvres on the primary north and south elevations, which are designed to provide 100% solar shading to the glass curtain wall façades. At the base of the tower, a grand metal solar sunshade trellis covers a portion of a central garden courtyard, drop-off space and public roof terraces.

Three floors of retail create a podium base, with four office floors, a technical office floor and five floors of residential above. The tower’s orientation both minimizes passive solar heat gain and maximizes views from office and residential spaces to public plazas to the east and west along the Wadi and adjacent streets. The orientation also provides shade and directs views into the central open space. At grade, there is a strong direct connection from the vehicular drop-off space, along the Retail Promenade to the Wadi, through the main retail foyer to the open space, Wadi and Skywalk levels.

The tower encompasses leading-edge green building strategies, including high-performance glazing, stormwater and wastewater management, and energy-efficient mechanical systems. A key design goal is to provide ‘green comfort’, combining efficient use of energy, materials and water to create a superior environment for those who work and live in the building. To achieve this, abundant daylight, fresh air and thermal comfort are provided to create a positive and productive work space. The project also includes areas for alternate fuel vehicle parking, solar panels on the roof to provide 100% of the hot water, and low-albedo and shaded roofs and terraces that reduce heat island effect.
